The slightly longer explanation:
We (as a professional short-term rental operator) lease your property on a standard long-term residential lease agreement (typically 2–5 years) at a guaranteed rent that is fixed and paid reliably every month — regardless of occupancy or season.
We then furnish the property to a high standard (at our expense) and manage it as a premium short-term rental (via Airbnb, Booking.com, and other platforms) targeted at tourists, business travelers, relocations, and event visitors in high-demand areas.
You, as the owner/agent, receive:
Stable monthly rent payments over a longer timeframe.
A single, dependable tenant (us) instead of multiple short or medium term guests.
The confidence of know that your property is being monitored and cleaned frequently, maintaining it in peak conditon every day for the duration of the agreement - so there are no nasty end-of-lease surprises
No vacancy risks, no rent defaults, and no chasing payments.
And you don't need to be involved with any of the guests - we handle everything: marketing, guest screening, check-ins/outs, cleaning, maintenance coordination, guest communication, compliance with local short-term rental rules, and full insurance coverage for short-term letting where required.
At the end of the lease, we return the property in excellent condition (often better than when we started, thanks to regular professional cleanings and our maintenance oversight). Though if business is good and you want to keep going, we are open to negotiating lease extensions.

This allows us to detect excessive noise early and intervene immediately if needed.

Is this compliant with strata by-laws and local regulations?
Yes. We operate only where short-term accommodation is permitted and always respect strata by-laws, council regulations, and building rules. Compliance is a non-negotiable part of our operations.
What about insurance?
We hold appropriate insurance for professionally managed short-term accommodation and operate conservatively to protect the owner’s asset at all times.
How often is the apartment cleaned?
The apartment is professionally cleaned and checked after every stay. This ensures early identification of issues and prevents hidden or long-term damage.
Can owners or agents still inspect the property?
Absolutely. Inspections are always welcome with appropriate notice, and the apartment is maintained in a consistently clean, inspection-ready condition.
What type of guests do you host?
We host quiet, responsible travellers such as professionals and couples seeking high-quality accommodation.
All bookings are accepted only from Airbnb-verified guests with existing positive travel history.
We do not accept unverified users, first-time accounts without reviews, parties, event bookings, or any form of commercial use (including photoshoots, filming, meetings, or business gatherings).
